Property DescriptionGeneral Description: San Andreas Farms is a large irrigated farm property in the heart of San Joaquin Valley’s prime vegetable growing region. The property is located in the Huron area of Fresno County, CA. The sale is to include leased property, approximately 640 acres of land. Location: Near Mt. Whitney Avenue and the California Aqueduct, Fronting on Sonoma Ave. The main ranch is adjacent to Tanimura and Antle’s Tres Picos Ranch. Acreage: The property consists of 2,530.83 acres of Fee land (by Fresno County Assessor’s Records), divided into 13 parcels. The fee land in Sections 8, 13, 17 and 18 are contiguous together with approximately 480 acres of leased land and is located on Sonoma Avenue, 1 mile north of Mount Whitney and extends from Sonoma to the San Luis Canal (three of the fee sections, sections 8, 17 and 18 are in T 17S. R 16E. The other section, Section 13, together with the leased acreage in Section 12 is in T 17S, R 15E). The fee land in Section 22, T 16S, R 15E, is near Cantua Creek (north of Cantua Creek on the West Side of San Mateo Rd.) and is adjacent to 160 acres of leased land. The land in Section 25, T 16S, R 14E, is “subsidence” land, is certified organic and is located on Highway 33, approximately 1 1/3 miles South of the San Luis Canal. APN’s:

see attachment (Section 3). Water: All properties are in Priority I areas of the Westlands Water District with the exception of Section 25, T16S, R 14E, which is in a priority II water area. Water is produced on site from five deep-water wells (drilled to a depth of 1,200 feet, plus or minus). There are two wells located in Section 13, two in section 18 and one in section 22. Total production on all of the wells in aggregate is approximately 9,300 gpm, or 2.67 GPM per acre for all lands capable of being irrigated by well water (3,486 acres), plus the district allotment. They are broken down as follows: The two wells on Section 18 are diesel powered (the well at the SW corner of the SW quarter was drilled in 1977 and has a 390 HP, 3408 Cat engine, plus a 60 hp electric booster, and produces 1,600 to 1,800 GPM and the well at the SW corner of the SE quarter, also drilled in 1977, has a 430 HP 3412 Cat engine, plus a 75 hp electric booster, and produces 1,800 to 2,000 GPM). The well on section 13 near the headquarters, drilled in 1977, (produces approximately 1,100 gpm and is electric powered (250 HP, plus a 75 HP booster). The other well (double cased and drilled in January of 1992) on Section 13 (the NW corner of the NW ¼ , is electric powered (400 HP) and produces 2,700-3,000 GPM. The well on the property near Cantua Creek (the SE corner of the SW ¼ of the SW ¼ of Section 22) is diesel powered (D 343 Cat, 380 HP) and produces 1,200 to 1,400 GPM (age of well unknown). There are no wells on Section 25 (Highway 33), however, there are two deliveries.
There are two water appliances to allow delivery of water into the San Luis Canal. One connects to the large well on Section 13 and the other connects to the two wells located on Section 18.
Leased Land: The leased land is in two areas: 1. Cantua Creek Ranch, The SE ¼ of Section 12, T 17S, R 15E, 160 acres, lease term ending December 31, 2002, rent, $150 per acre plus real property taxes and irrigation district taxes. 2. Main Ranch: (a) SE ¼ of Section 21, T 16S, R 15E, 160 acres, lease term ending December 31, 2002, rent, $150 per acre plus real property taxes and irrigation district taxes. (b) SW ¼ and the NE ¼ of Section 12, T 17S, R15E, 320 acres, lease term ending December 31, 2002, rent, $196.875 per acre plus real property taxes and irrigation district taxes. This lease contains a first right of refusal to purchase on the same price and terms if Lessor, or their successors, receives an acceptable offer to purchase.
Irrigation System: All properties have water delivered by Westlands Water District appliances with deliveries to each quarter section. All Westlands water needs boosting to achieve pressurization. All well water is delivered via over-ground Aluminum lines. Soils: See soils map section. 1. Main Ranch: Cerini Sandy Loam, Panoche Loam, Panoche Clay Loam, Ciervo Clay, and Cerini Clay Loam. 2. Cantua Creek: Ciervo Clay, Panoche Clay Loam and Cerini Sandy Loam. 3. Highway 33, 1.4 milies south of the San Luis Canal: Cerini Sandy Loam and Panoche Loam. Price: Purchase price shall be price and terms acceptable to Sellers. Terms: Terms of purchase are to be all cash to Seller. Zoning: AE-20. Exclusive Agriculture. The purpose of this district is to protect farming areas by permitting agricultural uses only and preserving agricultural lot sizes. The minimum lot size is 20 acres. Real Property Taxes: All property is under Williamson Act Contracts, but not under the agricultural security act (enables a 35% reduction from Williamson Act Taxes). The current real property taxes for all “fee” parcels: $33,758 (total minus taxes for personal property items on APN 050 060 25S). If the Ag. Security Act were put in place, current taxes should be reduced by 35%. Broker’s Comments: Land in this area is working very well for companies in the fresh vegetable business who own similar types of properties. Seldom does a large tract of prime land become available for sale. Ownership allows an operator the necessary control of the land to set it up in such a way so that production can be maximized and rotation crops controlled. Not to be overlooked is the fact that this land has an unusually good water supply.
